You don't have to have it all figured out

Most of the first-time buyers I talk to start with the same worry. "I don't have enough saved." A lot of them thought they needed 20% down. Most didn't.

Colorado has state, metro, and city programs that help with down payment and closing costs. Some are grants. Some are deferred loans you don't repay until you sell, refinance, or pay off the home. The rules are different for each one, and that's where people get stuck.

That's the part I help with.

Step 1: Answer a few quick questions

No credit pull, no commitment. It takes about two minutes.

Step 2: I look at which programs may fit

I'll compare your income, household, location, and plans against the programs available, on both the home side and the loan side.

Step 3: We talk, and you decide

We go over your options together. Even if the answer is “not yet,” you'll know exactly what to work on.

Questions people ask me

Do I have to be a first-time buyer?

Not always. Some programs define it as not owning a home in the last three years. We'll check.

Will this hurt my credit?

What if I don't qualify right now?

You've thought about this for a while. Let's see what's possible.
